Imagine that you’re putting your San Diego home up for sale, and your real estate agent suggests that you conduct an open house.

On one hand, the prospect of welcoming lot of potential buyers into your home and having a chance to show off its best features may sound exciting.

On the other hand, there is no denying that setting up an open house involves a lot of arduous work. So, is it worth it or not? How important is it to hold an open house?

There are number of factors which influence your decision to hold an open house. In general, however, you probably can skip it. San Diego is a strong seller’s market; there are a lot of buyers looking for housing, and not a lot of homes up for sale.

That means that when you do put your house on the market, it will probably sell quickly, and it may even do so above the list price. This is common in seller’s markets, with open houses generally having little to no effect on the sale price.

Indeed, most serious buyers go through their own real estate agents to locate homes which are likely to fit their needs. They receive custom recommendations, and generally tour houses privately. If by any chance they are interested in your property, they probably will already have taken a tour before you schedule an open house.

This may lead you to wonder who shows up to open houses if not serious buyers. There are number of answers to this question, but most of them are not overly satisfying. A lot of the people who show up are simply curious neighbors, or people who are interested in the neighborhood but not currently looking to buy, or who are looking to meet real estate agent.

Indeed, this is one of the main reasons why real estate agents do recommend open houses. They function as a great networking opportunity and can help the agent get the word out about his or her business. That being the case, they can also help you network, which in some cases might be helpful.

So, do open houses sell homes in San Diego? Sometimes, but most highly desirable properties will sell quickly for a competitive price before an open house can even take place. If, however you do decide to have an open house, you will have the best results if you hold that open house right away after listing the home for sale. There are certain situations where this can pay off, and you might receive a better offer than you would otherwise.

The following tips will help you ensure a successful and safe open house:

  • Hide your valuables. Personal items should also be put away.
  • Make sure that someone is in every room to keep track of visitors.
  • Stage your home by thoroughly cleaning and organizing it.
  • Put paperwork away.
  • Unplug your electronics, or at least make sure that your cords are stashed out of the way. That way they will not pose a tripping hazard and your devices will be protected.
